To all people to whom these presents shall come Thomas Bourman of the Town of Falmouth in the County of Barnstable in the Province of the Massachusetts Bay in New England. Sendeth Greeting. Know you that the said Thomas Bourman for and in consideration of that goodwill and fatherly affection which I have and bear unto my loving son Benjamin Bourman of Falmouth aforesaid as also for diverse other Good Causes and consideration we at this time thereunto moving have given, granted, transferred, conveyed and set over. And by these presents do fully, freely, clearly and absolutely give, grant, transfer, convey and set over unto him the said Benjamin Bourman my son and to his heirs and assigns for ever all my housing, lands and meadow ground hereafter mentioned and described (viz) - all my lot of land what his house now stands on, ye whole of said lott be it more or less as it is founded upon record in the Town of Falmouth as may appear also my marsh and meadow with the beach lying att hog Island so called in the Town of Falmouth - also all that part of marsh lying on the westerly side of the little rock in Wm. Gifford''s soil to the westernmost point at the lower end of said rock - with all housing, out housing, fencing standing on said land with all and singular the profits, privileges, rights, hereditaments and appurtenances thereunto to each and every part and parcel of the said given and granted premises belonging or in any wise appertaining. To have and to hold and all that my several parcels of upland marsh, meadow ground, dwelling, beach and other the premises with all the profits, privilidges, rights, hereditaments and appurtenances hereunto and to every part and parcel thereof belonging or in any wise appertaining unto him the said Benjamin Bourman his heirs and assigns and is the only and allowed sole proper use,  benefit and behoof of him the said Benjamin Bourman my son, his heirs and assigns for ever that freely, peaceably and finally without any ???? denial, eviction, disturbance or molestation of me the said Thomas Bourman myn heirs, executors, administrators, or assigns or of any other person or persons by us or for us or in our, or any of our, names or to our or any of our use or uses. But from all such action of right challenge and reclaim, all and every of us to be utterly excluded and for ever debarred by those present, provided nevertheless and I do not withstanding reserve liberty to my self to use and improve and to take and reserve the rents and profits of all or any part of the before given and granted premises for and during the time and term of my natural life and that without any improvement for any strip or waste thereon by me made. In witness whereof I have herewith set my hand  and seal the 3d day of November in the first year of his majesty's reign Anno Domy 1727.
